How does Title | Pipe™ work with Trusts in a Real Estate Transaction?

In some cases the buyer/seller or borrower in a real estate transaction is a Trust.  Title | Pipe™ allows transaction participants to quickly and easily account for a Trust when setting up and/or editing the transaction. In instances in which a Trust is the buyer, seller or borrower (refi), the Trust is set up as an Entity and a Trustee Representative is associated to represent the Trust in the transaction. 

When creating a new transaction that involves a trust, please note the following items:

  • When listing the buyer/seller in the new order transaction details, select the "Entity" option for Buyer/Seller to represent the Trust
  • Complete the fields associated with the Entity
  • Use the Trust Name for the Entity Name field 
  • In the "Entity Representative" field, list the Trustee as the entity representative 
  • Be sure to note "Trustee" in the Title field for the entity representative

When editing an existing transaction in include a trust, please note the following items:

  • Open transaction details from the "Details" tab in the right-side panel of the transaction
  • Edit existing buyer/seller with the following**
  • Select the "Entity" option for Buyer/Seller to represent the Trust
  • Complete the fields associated with the Entity
  • Use the Trust Name for the Entity Name field 
  • In the "Entity Representative" field, list the Trustee as the entity representative
  • Be sure to note "Trustee" in the Title field for the entity representative

    **If the Trust is being added as an additional buyer/seller you can select the "Add Additional Buyer/Seller" option and follow the steps noted above.
